Ms. Eliason is Of Counsel in the Massachusetts office of Beveridge & Diamond, P.C.  Her practice primarily focuses on real estate transactions, including the acquisition, disposition, leasing and financing of real property.  In this capacity, she provides counsel relative to retail, commercial, residential, industrial and land preservation projects.

Specifically, Ms. Eliason advises private, non-profit and public clients regarding: (1) site control, acquisition and development; (2) title matters; (3) financing and loan documentation; (4) site development documentation, including utilities, deed restrictions and ownership organization; (5) real property sales; (6) affordable housing projects, including advice regarding regulatory agreements, deeds, deed riders, monitoring services agreements, affordable housing restrictions and rental agreements; (7) negotiation and drafting of all forms of leases, including ground, residential, industrial, retail and commercial; (8) public/private partnerships for the redevelopment and preservation of real property; and (9) so-called chapter land acquisitions (MGL 61, 61A, 61B). 

Prior to joining the firm, Ms. Eliason was a principal with a Massachusetts law firm that represented over one-third of the municipalities in Massachusetts.  She also held several positions in state and local government for many years.  She has advised these clients relative to (i) the acquisition, disposition and management of their real property; (ii) a variety of shoreline issues;  (iii) land preservation issues; (iv) a wide array of infrastructure, water and sewer projects; (v) public finance issues and (vi) numerous, complex transactions throughout the Commonwealth.

As an attorney for the Commonwealth of Massachusetts, Ms. Eliason advised state agencies on real property and construction projects and served as lead counsel responsible for the acquisitions of new campuses for higher education institutions. 

Representative Matters

Ms. Eliason’s experience includes the following representative transactions:

  • $8,600,000  multi-party transaction involving 303 acres of land resulting in the preservation of one of the largest undeveloped pieces of open space in the metropolitan area west of Boston extending a wildlife corridor that includes a state park and 150 acres of municipally owned conservation land. 
  • $19,000,000.00 public/private purchase of 360 acres of land, funded through public and private contributions.
  • $11,500,000.00 purchase of real and personal assets of private water company with assets in two states.
  • $4,700,000.00 multi-party purchase of conservation restriction encumbering 247 acres of land.
  • Contested purchase of 125 acres of land under agreement with large national developer, pursuant to option created by G.L.c. 61A.
  • Sale of land and abandoned mill buildings for residential redevelopment to anchor downtown revitalization plan.
